City of Centerville <br />Planning and Zoning Commission <br />July 1, 2025 <br /> <br />Public Comments <br />The applicant, Charles Peterson, residing at 7240 Main Street, addressed the Commission to talk <br />about his three variance requests. <br />The requests are for: <br />1. The proximity of the accessory structure to be closer to the principal structure than what is <br />allowed per city code. <br />2. The size allowed for an additional accessory structure exceeded, which exceeds the square <br />footage allowed. <br />3. The location of the accessory structure Î in front of the principal structure instead of in the <br />rear yard as required by city code. <br /> <br />Discussion ensued about the accessory structure (attached vs unattached). If the garage were to be <br />attached, then a variance would not be needed. There was also discussion about <br />building/remodeling within the same footprint in the M-2 zoning district. The Commission also <br />inquired about when the concrete for the driveway was poured. <br /> <br />There were no other public comments. The public hearing was closed. <br /> <br />Motion by Commissioner Nelson, seconded by Commissioner Olson to close the public <br />hearing. Roll Call: Commissioner Nelson, Seppala, Thompson, Krueger, Carciofini and Olson, <br />Chair Kalina Aye. All in favor. Motion carried. <br /> <br />V. AWARDS, PRESENTATIONS, APPEARANES <br /> <br />1. None <br /> <br />VI. OLD BUSINESS <br /> <br />1. Chapter 156 Zoning Ordinance & Table of Allowed Uses (Tabled at last meeting) <br /> <br />Consulting planner Evan Monson introduced this item and reviewed his memo as presented. <br />Discussion ensued about definitions for yard and setbacks, as well as placement of accessory <br />structures, corner lots, lakeshore lots, swimming pools, etc. <br /> <br />Motion by Commissioner Nelson, seconded by Commissioner Thompson to recommend to <br />council the proposed changes outlined in the staff report. Roll Call: Commissioner Nelson, <br />Seppala, Thompson, Krueger, Carciofini and Olson, Chair Kalina Aye. All in favor. Motion <br />carried. <br /> <br />2. Variance Request Î 7064 Centerville Road Î Detached Garage <br /> <br />Discussion ensued about limitations in the M-2 zoning district as it pertains to the building <br />footprint/adding onto the structure as well as livable space. <br /> <br />Motion by Commissioner Carciofini, seconded by Commissioner Thompson to approve the <br />variances with the findings of fact and conditions of approval as outlined in the staff report. <br />Roll Call: Commissioner Nelson, Seppala, Thompson, Krueger, Carciofini and Olson, Chair <br />Kalina Aye.
