City of Centerville <br />Planning and Zoning Commission <br />February 4, 2026 <br />VI. OLD BUSINESS <br />1.None <br />VII. NEW BUSINESS <br />1.Max Storage – Indoor Soccer Use <br />City Planner Nathan Fuerst introduced this item as presented in the packet, noting that there is a <br />request for an indoor soccer training business where the sessions would be privately booked and <br />limited to individuals or small groups by appointment only. The parking area on site would be <br />limited to six spaces. Property owners (Nam Ly and Chad Anderson) were present, as well as <br />applicant future possible tenant Michael Vang (founder of Playma). Mr. Vang answered questions <br />about the proposed use. Discussion ensued about hours of operation, parking, occupancy load, <br />number of clients in the facility, etc. <br />City Planner Fuerst stated that staff found that there were two similar categories that the proposed <br />use may fit under through the Table of Allowed Uses (Commercial Recreation which is allowed by <br />Conditional Use in the I-1 District and Indoor Shooting/Archery Range which is permitted within <br />the I-1 District). City Planner Fuerst stated that staff are looking for directions on whether the <br />proposed use fits either of these existing categories or whether the Commission would like to <br />consider adding additional categories to the table. He stated that he felt that there were three actions <br />that could be taken on this item: the commission could say that the use is most like Commercial <br />Recreation with a Conditional Use Permit Application from the applicant; the commission could <br />say that the use is most similar to Indoor Shoot/Archery Range and nothing more is needed; amend <br />the Land Use Table and modify uses in the code to be more broad or more defined and suggested <br />that indoor fitness center/gyms/health clubs/golf simulator are not addressed. <br />Motion by Commission Member Oldenburg-Downing, seconded by Commission Member <br />Seppala to recommend amending City Code, Chapter 156 and Table of Allowed Use to reflect <br />a new category “Indoor Recreation” and including more specific definitions as proposed by <br />Staff. <br />Discussion ensued regarding the inclusion of “Indoor” and “Outdoor” under Commercial <br />Recreation. City Planner Fuerst stated that he would separate the two. <br />Roll Call: Chairperson Kalina, Commissioners Oldenburg-Downing, Olson, Thompson and <br />Seppala. Motion carried. <br />2.2026 Calendar <br />Administrator Lewis introduced this item as presented in the packet. Discussion ensued about future <br />th, <br />meetings and the following meeting dates will be changed. The August meeting will be held on 18 <br />th <br />and the November meeting will be held on November 10. <br />Motion by Commissioner Seppala, seconded by Commissioner Oldenburg-Downing, to move <br />thth <br />the August meeting to August 18 and the November meeting to November 10.
