The ƭźƷĻ͸s prior land use was permitted <br />through an Interim Use Permit and has since been discontinued.The property owner is proposing to <br />bring in a retail tenantfor this site. <br />Currently, the parking lot is not code compliant as it lacks curbing and a code compliant bituminous or <br />concrete surface.The property must come intofull compliance with City ordinances fornew uses to be <br />established on site.This includes the overall number of required parking spaces on the site. <br />TheApplicant and property owner is proposing to remedy the physical improvementsby installing <br />curbing and a new asphalt surface, but is requesting a CUP under City Code Section 156.166 (E)which <br />allows for flexibility to the total number of parking stalls required by code. <br />10 <br /> <br />
