2026AssessmentSummary <br />The2026preliminary assessmentfortheCityofCentervillehasbeencompletedinaccordance <br />withMinnesota state statutes, Minnesota Department of Revenueand Anoka County <br />guidelines. <br />The 2026assessment for the City of Centerville is based on 1,664 parcels of property within the <br />city.The assessing staff physically inspected 260properties during the quintile review process <br />and71properties where building permitswere issued for improvements, remodeling,or <br />demolitionprojects during the year. <br />st <br />There were 65total sales recorded in the 2026assessment study period, which is October 1, <br />2024, through September 30, 2025.Of the 65sales, 60were residential classification and 7were <br />commercialor industrialclassification.There were 40residential sales that met the criteria as <br />“qualified sales”, according totheMN Department of Revenue. Those sales were the basisfor <br />adjustments made to the improved residentialpropertiesthroughout the city.There was one <br />commercial sale that was “qualified”. Given the lack of sales of commercial, industrial and <br />apartment sales in Centerville, those valuations wereguided by overall County trends,with <br />local adjustments made as appropriate. The sales summary list is at the end of this report, <br />which shows the reason codes for a sale being “unqualified” and a count for each reason <br />code from this sales study period. <br />The preliminary total estimated market value (EMV) is $712,036,400. The total newconstruction <br />valuation for the year was$4,040,600.
