2026 Value Aggregate Year over Year Changes by Classification
Agricultural property saw the largest increase in value (5.44%) due to high demand for vacant
land for development. Centerville is nearly all developed and there are only a few parcels of
agricultural class left in the city. Apartment property values increased slightly (2.79%).
Commercial & Industrial property values decreased overall (-6.25%). And overall residential
property values remained fairly flat (-.49%), however, this classification did see the most growth
in terms of new construction ($3,589,300). Below is a table showing the 2026 totals of Estimated
Market Value (EMV) for each major classification of property, the new construction amounts for
each, the Net EMV and compares to the 2025 EMV with % change listed for each:
2026 Total EMV
2026 New
Construction
Value
2026 Net EMV
(Less NC)
2025 EMV
% change less
NC
Agricultural
$
1,774,500
$
23,000
$
1,751,500
$
1,661,100
5.44%
Apartment
$
9,693,500
$
-
$
9,693,500
$
9,430,000
2.79%
Commercial/Industrial
$
97,021,400
$
428,300
$
96,593,100
$
103,028,300
-6.25%
Residential
$
603,547,000
$
3,589,300
$
599,957,700
$
602,911,700
-0.49%
Total
$
712,036,400
$
4,040,600
$
707,995,800
$
717,031,100
-1.26%
2026 Value Changes by Property Type
When the classifications are broken out further, we see that industrial overall value had the
largest change, with a decrease of 7.84%. Agricultural increased 5.44% and apartments
increased 2.79%. Commercial properties' overall value decreased by 1.42%. All of the
residential breakouts are fairly stable with range of -1.03% to +.87% change in overall value.
The table below depicts the total change in estimated market value from 2025 to 2026 as a
percentage for each property type. Specific properties may have an increase or decrease in
estimated market value that are not necessarily representative of the aggregate value
change for that property type. Each property within the city is valued based on its specific
features and location.
Property Type
7 of Total Market
Value Change
2025 to 2026
Single Family Non -Waterfront
-.33%
Single Family Waterfront
+.87%
Townhomes
- 1.03%
Agricultural
+5.44%
Commercial
-1.42%
Industrial
-7.84%
Apartments
+2.79%
3
