For this proposal to move forward, the Applicant is requestingapproval ofa CUP <br />Amendment and Site Plan Reviewwith updated plans. <br />Site Plan Review Required <br />Centerville City Code, Sec. 156.108(A) states the following: <br />For all land use applications or permit applications for commercial or industrial structures, or <br />whenever a site plan review is required by this ordinance, a site plan review is required by the <br />Planning and Zoning Commission. <br />The CUP amendment requestfor an industrial building expansion requires formal site plan review. The <br />Planning Commission may recommend findings and conditions of approval to ensure consistency with <br />the intent of the zoning ordinance. <br />Conditional Use Permit (CUP) Analysis <br />The applicant is requesting an amendment to the current CUP toexpand the existing industrial building. <br />As proposed, the project includes other site improvements related to parkingand loading, landscaping, <br />and a new outdoor accessory structure. <br />Zoning <br />The currentzoning for the subject property is Industrial District (I-1). The purpose of the Industrial <br />District is stated in Centerville City Code, Sec. 156.040(A) as follows: <br />It is intended that the I-1 District provide opportunities for light manufacturing and industrial <br />uses, trade businesses, machine shops and other more extensive land uses. <br />Comprehensive Plan <br />The future land use of the subject property is industrźğƌ ĬğƭĻķ ƚƓ ƷŷĻ /źƷǤƭ ЋЉЍЉ /ƚƒƦƩĻŷĻƓƭźǝĻ tƌğƓ͵ <br />Chapter 9 of the Comprehensive Plan establishes goals for industrial development: <br />Expand the non-residential tax base. <br />Encourage clean and attractive industrial uses in the community. <br />Staff find the proposal to be consistent with these goals. <br />Land Use <br />Thecurrentand proposedland use is for a truck terminal, which was approved with a CUP in 2021. The <br />application statesthat the owners will continue to operate and maintain the truck terminal useon the <br />subject property.Surrounding land uses are also industrial. <br />Principal Use <br />A truck terminal is allowed as principaluse inthe I-1 Districtwith a CUP, as outlined in Table 156-A.1of <br />the City Code. Expansion of a conditional use triggers the need for a CUP amendment. <br />12 <br /> <br />
