For the Sutton Transportation site, <br />these include: <br />Outdoor storage of trailers, equipment, and materials <br />Loading and staging service areas <br />Accessory structures <br />These accessory uses are permitted in the I-1 District if they meet all applicable zoning standards, <br />including but not limited to screening for outdoor storage and meeting required setbacks. Accessory <br />uses related to Truck Terminals can be managed through the CUP. <br />Proposed Uses <br />The applicant proposes to continue operating the truck terminal and associated activities under a <br />Conditional Use Permit(CUP), as may be amended. The proposalincludesan expansion to the building <br />and associated modifications to outdoor parking and loading areas,screening, landscaping, and a new <br />outdoor amenity areafor employees. <br />Existing CUP Conditions <br />The2021 CUPallowsthe property ownerto develop, construct, maintain, and operate a truck terminal <br />on the subject property. The CUP includes requirements related to site layout, designated parking areas, <br />outdoor storage areas, lighting, landscaping, and compliance with all applicable local, state, and federal <br />agency standards. The CUP also requires compliance with approved site and building plans, limits <br />commercial vehicle parking to marked areas, restricts employee parking to the northern lot, and <br />includes performance standards to mitigate noise, emissions, and nuisances. <br />The CUP issued for the subject property in 2021is provided as an attachment to this report. <br />CUP Amendment Overview <br />According to the applicant, the expansion request is driven by an increase in freight processing at the <br />truck terminal, due to regional consolidation to CentĻƩǝźƌƌĻ͸ƭ ƒƚķĻƩƓ ğƓķ ĭĻƓƷƩğƌƌǤ ƌƚĭğƷĻķ ŅğĭźƌźƷǤ͵ ŷĻ <br />applicant does not anticipate an increase in vehicle or truck traffic, but states that the objective of the <br />project is to increase freight layout space to improve operational efficiency for existing truck deliveries <br />within the terminal. <br />The proposal includes plans to construct a 16,560 sq. ft. additionto the existing 55,000 sq. ft. industrial <br />facility. The expansion would also include additionalsurface parking stalls anddocks at the truck <br />terminal, landscaping improvements, and a new outdoor amenity area. <br />The existing CUP regulates standards related to land use, zoning, and site design. Any building expansion <br />or layout changes require a formal CUP amendment. The Planning Commission may recommend <br />changesor additions to the conditions of approval to ensure consistency with zoning and CUP <br />requirements. <br />13 <br /> <br />
