New lighting <br />is not proposed on site outside of what is affixed to the new building. is required to be downcast, cutoff <br />type fixtures that do not produce glare onto adjacent properties. <br />Signage <br />The Centerville City Code allows a ground or monument sign up to 200 sq ft, maximum 15 ft in height, <br />and setback at least 15 ft from property lines. Wall signs are allowed up to 10% of the wall surface area. <br />There is currently a wall sign shown above the office entrance in the plans, but a signage plan was not <br />submitted. If new signage is proposed on site, a sign plan and permit will be required. <br />Fencing <br />Fencing is proposed and allowed as an encroachment on setbacks along property lines. Plans for fencing <br />must be approved by the City Council. Thesubmitted ALTA survey notes that fences currently lie on or <br />ƓĻğƩ ƦƩƚƦĻƩƷǤ ƌźƓĻƭ ΛǞźƷŷźƓ Љ͵Џ͸ ƚŅ ƭƚǒƷŷ ĬƚǒƓķğƩǤΜ͵ It is the responsibility of the property owner to <br />maintain the fence and ensure it is located on or within property lines. <br />Outdoor Amenity Area <br />There is a proposed outdoor amenity area which <br />includes a pavilion structure with tables and seating. <br />The pavilion structure wouldhave a peak height of <br />13 feet, which is below the maximum height of 15 ft <br />for accessory structures.The pavilion area as <br />proposed is approximately 24 by 30 feet. <br />The applicant provided an example photograph but <br />noted that the color has not been finalized yetand <br />will match the principal structure. Given what was <br />proposed, Staff find the accessory structure to be of <br />similar type and appearance as the principal <br />structure, as required by Sec. 156.040(H) and the <br />CUP. <br />StaffReview Comments <br />City Engineer& Public Works <br />The City Engineerand Public Works Departmenthave had an opportunity to review the plans. The full <br />review comments are provided as an attachment to this report. <br />Key comments are summarized as follows: <br />The proposed building and parking expansions are not expected to impact traffic on adjacent <br />City streets; however, if construction activities affect public roadways, a Traffic Control Plan and <br />City approval will be required prior to disturbance. <br />The project is required to comply with the Stormwater Pollution Prevention Plan (SWPPP), and <br />the applicant must submit a copy of the NPDES Construction Permit to the City prior to the start <br />of construction. <br />17 <br /> <br />
