AWARDS, PRESENTATIONS, APPEARANCES <br /> <br />st <br />1. 7075 21 Avenue Î Conditional Use Permit <br />City Planner Nathan Fuerst reviewed the staff report, noting that this is a request for a conditional <br />use permit to allow flexibility with parking. The property is in the B-1 Commercial district, and the <br />building is more industrial in nature. The use for this space is retail, primarily online, with a store <br />front. Parking standards for the site require 72 stalls, and the applicant only needs 28 spaces for the <br />proposed use, based on using 2,872 sq. ft. of the 12,000-sq. ft space. The bulk of the building will <br />be used for warehousing, so staff are comfortable with fewer parking stalls.
