City of Centerville <br />Planning and Zoning Commission <br />April 7, 2026 <br /> <br />Discussion ensued about the size of the parking stalls, striping and drainage. City Planner Fuerst <br />noted that site improvements to the existing parking lot would be completed in coordination with <br />our city engineer. <br /> <br />Lukas Peters, the property owner, introduced himself to the Commission and confirmed that <br />everything that was presented is accurate. <br /> <br />Kale Haluptzok, the buyer, introduced himself and spoke about their current operations. <br /> <br />The public meeting was opened and there were no public comments. <br />The public meeting was closed. <br /> <br />Motion by Commissioner Olson, seconded by Commissioner Carciofini, to close the public <br />hearing. NEW BUSINESS <br /> <br />st <br />1. 7075 21 Avenue Î Conditional Use Permit <br />Administrator Lewis introduced this item, noting that discussion ensued during the public hearing <br />portion of the meeting. City Planner Fuerst reviewed the findings of fact and conditions for the CUP. <br />These are listed in the staff report; an excerpt from the staff report is shown below: <br /> <br />Findings for Approval - CUP Standards <br />City Code Sec. 156.320(B) outlines the standards and conditions for conditional uses as follows: <br />ΛЊΜ A Conditional Use Permit may be granted for the following uses only: <br />ğ͵ Any use specifically listed as a Conditional Use in the regulations applicable to the <br />district in which it is to be located or otherwise stated in this Chapter to be a <br />conditional use; <br />Ĭ͵ Any use which is the same or similar, and consistent with, a conditional use specified <br />in the use district, the Planning Commission may consider and allow such <br />conditional use. <br />ΛЋΜ A Conditional Use Permit shall be granted only if evidence is presented to establish: <br />ğ͵ That the proposed building or use at the particular location requested is necessary <br />or desirable to provide a service or a facility which is in the interest of the public <br />convenience and will contribute to the general welfare of the neighborhood or city; <br />Ĭ͵ That the proposed building or use will not have a substantial or undue adverse effect <br />upon adjacent property, the character of the neighborhood, traffic conditions, utility <br />facilities and other matters affecting the public health, safety and general welfare; <br />and <br />ĭ͵ That the proposed building or use will be designed, arranged and operated so as to <br />permit the development and use of neighboring property in accordance with the <br />applicable district regulations. <br /> <br /> <br />Page 2 of 4 <br />44 <br /> <br />
