Findings <br />1.That the applicant has submitted requests to the City of Centerville for a Conditional Use Permit (CUP) Amendment and site <br />Commission; and <br />2.That the request is to allow for modifications to the current conditions of approval in order to permit a building expansion <br />and associated site improvements; and <br />3. <br />4.The city has standards for parking, landscaping, lighting, building materials, and other elements in the zoning code which <br />are reasonably appropriate to encourage high quality development in the City; and <br />5.The proposed use by the Landowner provides for reasonable and adequate parking, landscaping, building design, lighting, <br />screening of outdoor parking and storage, and other issues; and <br />6.The project as proposed meets the criteria for granting a Site Plan Review approval in Section 156.108 of the Zoning Code <br />and a Conditional Use Permit in Section 156.320 of the Zoning Code; and <br />7.That the proposed CUP Amendment and Site Plan Review is consistent with the overall goals and objectives of the <br />Centerville Comprehensive Plan. <br /> <br />
