City of Centerville <br />Planning & Zoning Meeting Minutes <br />October 3, 2006 <br />Mr. Barasa provided an engineering overview of the Concept Plan for the three-story <br />office building. <br /> <br />City Administrator Larson asked the dimension from curb to curb in the parking area. <br /> <br />Mr. Barasa explained that the standard is 9 x 18 and their stalls are a little bit deeper and <br />they are aiming for 26 feet wide. He then explained that they went a little bigger than <br />code requirements to give a little more room. <br /> <br />Commissioner Wood asked if the developer has considered making it a one way around <br />the main office building to have them come in from the west side and loop around and <br />turn right to exit. <br /> <br />Mr. Barasa indicated that they had considered that but in the end they felt that for ease of <br />traffic flow the two-way traffic would provide a better and safer way to move traffic on <br />the site. <br /> <br />Chair Hanson asked why two-way traffic would be safer than one-way traffic. <br /> <br />Mr. Barasa indicated that whenever there is perpendicular parking to the driveway it is <br />safest for line of sight. <br /> <br />Commissioner Love asked if the County gave any feedback as to why they did not feel <br />that two entrances would be allowed. <br /> <br />City Administrator Larson indicated that no information or explanation was given but <br />Staff speculates that the reason is due to entrance spacing onto the County road. <br /> <br />Mr. Barasa indicated that they did discuss a right in right out for the second entrance but <br />the County was not interested in allowing a second entrance. <br /> <br />City Administrator Larson asked why the entire tract is not a single lot with one building <br />and why is the open space under a separate legal description. <br /> <br />Mr. Keleher indicated that he would need to discuss that with the surveyor. <br /> <br />Mr. Barasa indicated that the surveyor can change it but the surveyor said that it is the <br />cleanest and simplest way to move forward with this plat. <br /> <br />Chair Hanson indicated that you cannot build in drainage easements without approval <br />from the City so anytime you modify anything you would need to come back to the City <br />for approvals. <br /> <br />City Administrator Larson commented that if there are not multiple owners there is no <br />need for the other property to make it a separate lot. <br /> <br />Page 2 of 5 <br />
