City of Centerville <br />Planning & Zoning Meeting Minutes <br />October 3, 2006 <br />Chair Hanson asked whether it is against Code to have the separate outlot completely <br />land locked. <br /> <br />Mr. Barasa agreed to go back to the surveyor to have the plat amended to combine Lots 1 <br />and 2. <br /> <br />Chair Hanson asked whether it would be possible to have a double lane access with left <br />and right turn lanes for better traffic flow. <br /> <br />Mr. Barasa said that is what they are planning to do is a three lane entrance. <br /> <br />Commissioner Pangell asked whether the buffer zone has to have a compact screen wall <br />and whether it has to be a fence or can be vegetation. <br /> <br />Commissioner Wood asked how tall the buffer trees are planned to be. <br /> <br />The landscaper indicated that the evergreens against the west wall will range from 7 to 9 <br />feet because of the terrain because they cannot get the very large tree spades into those <br />areas. <br /> <br />The Architect provided an overview of the architecture of the building and location of the <br />existing buildings on the site. He then noted that the building height will be 42 feet, <br />which is 7 feet higher than allowed, and then another four feet in the front for an <br />additional 11 feet. <br /> <br />Commissioner Klennert Hunt asked about a garbage enclosure. <br /> <br />The Architect indicated they have not addressed it but will add one to the plan. <br /> <br />Chair Hanson asked whether this building needs its own hydrant or if there is one already <br />existing. <br /> <br />Mr. Barasa indicated that there are two hydrants shown on either end of the building. <br /> <br />Commissioner Hanzal asked whether there would be any signs on the exterior of the <br />building. <br /> <br />Mr. Keleher indicated he is not contemplating one at this time. <br /> <br />Chair Hanson asked if there is lighting on top of the building shining down on the <br />parking lot. <br /> <br />Mr. Barasa explained that there would be street lights on the ends of the island and the <br />back corners of the lot with downcast lighting. <br /> <br />The Architect indicated there would be decorative lighting on the front near the entrance. <br />Page 3 of 5 <br />
