We have designed a building with <br />the buff and brown colors, added stone to the front and side, enhanced the lower front <br />windows with a canopy ~ porch look, added white trim to the upper portions, white <br />columns to the front, changed the wall materials and colors to create a visual separation of <br />size and shape. We have lowered the building height in the northeast corner by four feet <br />and added a parapet cornice for an architectural decorative effect. The enhanced building <br />design has the colors, stone and porch characteristics of the first three buildings while <br />bringing a distinctive cornice look. The four buildings with similar colors and architectural <br />features, similar trees and shrubs, a parking lot pattern with landscaped peninsulas <br />achieves a unity of design. This office park, with these features, will continue to buffer the <br />residential zone from the commercial zone. <br /> <br />Item B~ 1- The reduction in the number of parking stalls from 22 to 14 is actual usage. The <br />City Council approved the change based on a parking study of similar offices. At this time <br />two offices are occupied and the parking is adequate. The cities engineer has addressed the <br />issue in his letter dated 12/28/2006. See attached <br /> <br />Response to B-2: At the time the development contract was approved the county <br />reconstruction of 20th was in the design stage. The City Council did not require a trail <br />dedication. <br /> <br />We propose that the trail dedication be in the area of the county temporary construction <br />easement. The county will be vacating on December 31, 2009. The construction of the trail <br />should be part of an overall plan and costs shared between benefiting parties. <br /> <br />B~ 3 Response. We have been paying $600.00 per building permit. The city ordinances is <br />$2,175 per acre, ($2,175 x 5.174 acres ~ $11,253.45) ($11,253.45/18 units ~ $625.00 per unit) <br />The council agreed to $600.00 per unit. In the new development agreement we will be <br />paying the full amount of the park dedication fee. <br /> <br />~ <br /> <br />. <br /> <br />. <br />
