<br />FEASIBILITY STUDY <br />FOR <br />PHEASANT MARSH <br />Street and Utility Improvements <br />File No. 616-00-117 <br /> <br />INTRODUCTION <br /> <br />This Feasibility Report is for the construction of sanitary sewer, water main, storm sewer and <br />streets to serve Pheasant Marsh. As shown on Figure 1, this 77-lot residential subdivision is <br />located on the east side of Centerville Road (CSAH 21), approximately 1200 feet south of Center <br />Street. The property is bounded by Centerville Road on the west, Center Oaks development on <br />the north, the Rehbein property on the east and the Broussard-Vickers property on the south. <br />Ground Development Incorporated is developing the 54.734-acre parcel. This report includes <br />descriptions of the proposed improvements, cost estimates, timetables, easements, permits, <br />assessments, and detailed drawings. <br /> <br />Pheasant Marsh is proposed to be constructed in three phases, as shown in Figure 2. Phase 1, <br />which will consist of 22 lots and be built in 2001, is located on the east side of Centerville Road, <br />just south of the Hunters Crossing development. A MUSA land swap and Comprehensive Plan <br />amendment are required to implement the Phase 1 improvements. Phase 2 and 3 are the <br />northwest and northeast parts of the overall project, which abut the south line of Center Oaks. It <br />is projected to build Phase 2 in 2002 and Phase 3 in 2005. <br /> <br />PROPOSED IMPROVEMENTS <br /> <br />Sanitary sewer to serve the project is 10Eated on the east side of Centerville Road and within the <br />Center Oaks plat. Water main is available along the east side of Centerville Road, across from- <br />Hunter's Crossing. Stormwater will be routed generally north and west for Phase I and 2, and to <br />the east for Phase 3. Dupre Road will extend through the development with connection to <br />Centerville Road and Center Oaks. In addition to the 77 lots within Pheasant Marsh, utility <br /> <br />3 <br />
