<br />service will be provided to two exception lots at the end of Partridge Place and one property on <br />the east side of Centerville Road. <br /> <br />1. SANITARY SEWER: <br /> <br />A deep trunk sanitary sewer exists on the east side of Centerville Road at Hunters Trail. It is <br />proposed to construct a manhole at the northwest corner of the project (where the 50' permanent <br />easement abuts Centerville Road) and install 12-inch diameter pipe to the east, as shown on <br />Figure 4A at the back of the report. The pipe would be extended approximately 700 feet to <br />Partridge Place cul-de-sac. <br /> <br />Within the development, 8-inch and 12-inch diameter pIpe would be extended along the <br />centerline of Partridge Place, Pheasant Lane and Dupre Road. This pipe will serve all of Phase 1 <br />and most of Phase 2. The final sewer extension to serve Phase 3 will be an 8-inch connection to <br />an existing manhole on Dupre Road in the Center Oaks plat. Four-inch diameter service pipe <br />would extend 10 feet past the right-of-way line for each lot. Figures 4A, 4B and 4C at the back <br />of the report show the proposed sanitary sewers. <br /> <br />2. WATER MAIN: <br /> <br />Currently, the closest water main to Pheasant Marsh is located on the east side of Centerville <br />Road from Hunters Trail to the north. It is proposed to connect to this system at the 50' <br />permanent easement on the north side of the Vanderbeek property. 12" PVC trunk water main <br />will be extended from Centerville Road to the east, then through the development on Partridge <br />Place, Pheasant Lane and Dupre Road. The main will terminate at Centerville Road for future <br />extension south and west. <br /> <br />Eight inch and six inch PVC mains will be installed throughout the remaining streets. All <br />necessary valves and hydrants will be provided for fire protection and maintenance of the <br />system. Water services to the 77 lots will consist of 1" copper pipe extended from the main to 1 0 <br />feet beyond the right-of-way line. Services to the Center Oaks exception parcels will also be 1" <br />diameter, with exact locations dictated by property owners. <br /> <br />4 <br />
