The building or structure is compatible in appearance, age <br />and character with existing buildings and structures in the <br />area; and <br /> <br />B. The building or structure meets all code requirements for new <br />buildings or structures; and <br /> <br />C. The building or structure is compatible with any other <br />buildings or structures existing on the same property; and <br /> <br />D. The building or structure meets all other requirements of this <br />Ordinance and any other City ordinances; and <br /> <br />Division 65: Accessory Structures and Uses <br /> <br />No more than two (2) accessory structures are permitted on any Single-family, <br />detached dwelling parcel located in any district except R-1. Combined aggregate <br />square footage for accessory structures may not exceed two hundred (200) square <br />feet or two percent (2%) of the lot area whichever is greater, except in the M-1 <br />District.2 No accessory structure may be constructed on a parcel without a principal <br />structure. Accessory structures must have a minimum of a five (5) foot side setback <br />and a ten (10) foot rear setback, except in the M-1 District where the building code <br />governs the setbacks. No structure may be placed in an easement. <br /> <br />In case an accessory building is attached to the main building, it shall be made <br />structurally a part of the main building and shall comply in all respects with the <br />requirements of this Ordinance applicable to the main building. /\n aOGosoorj <br />sllilding, unlooo attaohcd to and mado a part of tho main building, SAElII not bc olooer <br />U'lan fivo (~) foot to tho maiA8 building, fDCCOpt ElS athoN/ioc providos in this soetion. <br />An accessory building, unless attached to and made a part of the main building, shall <br />not be closer than six (6) feet to the main building, except as otherwise provided in <br />this section.l The side walls of an accessory building may not exceed ten (10) feet in <br />height. Swimming pools may exceed the size requirements for accessory structures, <br />but they can not exceed fifty (50) percent of the rear yard area.2 <br /> <br />\. Commercial uses (as defined by Ordinance #4) in the M-1 District will follow the <br />Commercial guidelines for percentage of green space. For all other properties, the <br />* I maximum accessory structure allowed is 704 square feet not to exceed the size of <br />1\ the principal structure if an attached garage does not exist.
