<br />21 st Avenue to alleviate the current condition. Extending the storm sewer <br />to pick up the additional area on the Amoco site would necessitate <br />increasing the size of the storm sewer pipes downstream as well as <br />increasing the size of the pond. Exhibit B illustrates the alternate storm <br />sewer improvements and is located in the Appendix. <br /> <br />2. Streets and Restoration <br /> <br />The proposed roadway improvements consist of the construction of 21 st <br />Avenue from Main Street (CSAH 14) south to the south lot line of Lot 1, <br />Block 2, Clearwater Creek Business Center. This includes a turn lane and <br />taper along Main Street. The construction of Northern Lights Boulevard <br />from 21 st Avenue to approximately 470' east is also included in the <br />improvements. The proposed street section for 21 st Avenue consists of a <br />38' wide (face to face) urban roadway section with B618 concrete cu rb <br />and gutter. Northern Lights Boulevard is proposed to be 36' in width (face <br />to face) with B618 concrete curb and gutter. The proposed width for 21 st <br />Avenue will allow for parking on one side of the roadway. Assuming a <br />design strength of 10 tons, we have estimated the following pavement <br />section for both 21 st Avenue and Northern Lights Boulevard, and have <br />incorporated this estimate into the enclosed cost estimates: <br /> <br />Material <br /> <br />Thickness <br /> <br />Select Granular Borrow <br />Aggregate Base, Class 5 <br />Bituminous Base Course <br />Bituminous Wearing Course <br /> <br />24" <br />8" <br />2" <br />2" <br /> <br />Exhibit A illustrates the proposed street improvements and is located in <br />the Appendix. <br /> <br />Maintenance Impact <br /> <br />No unusual maintenance concerns are expected to be created by the <br />construction of these improvements. The project would be constructed using the <br />City of Lino Lakes standard drawings for construction. <br /> <br />Project Cost <br /> <br />Included in the Appendix of this report are detailed estimates of the construction <br />costs for the project. The costs do not include the cost to extend storm sewer to <br />the Amoco site.
