<br />Joe Selvaggio Initiative <br />Minneapolis, Minnesota <br />The Joseph Selvaggio Initiative is a cooperative effort of the <br />Phillips Partnership Initiative, Allina Foundation, Abbott <br />Northwestern Hospital and Project for Pride in Living. This <br />project is designed to improve existing housing within an <br />eight block area of the Phillips neighborhood in south <br />Minneapolis. The project area is located between Portland <br />and Chicago Avenues and between 26th and 28th Streets. <br /> <br />The JSI is a low income tax credit project that includes build- <br />ing acquisition and redevelopment of multi-family properties <br />for quality low income rental opportunities. Overall, 11 <br />multi-family buildings will be acquired, of which 3 will be <br />demolished. The project includes rehabilitation at various <br />levels from major restructure of existing space to interior and <br />exterior upgrading and finishing and one new construction <br />building that will contain 6 two bedroom units. <br /> <br />Elliot Park Housing Competition <br />Minneapolis, Minnesota <br />In our approach taken, on this desolate piece of land in the <br />heart of Elliot Park, we defined five organizing principles: <br />· strengthen the street edge and public realm; <br />. create a hierarchy of open spaces; develop <br />opportunities for a variety of ownership; <br />· offer a mix of housing types; <br />· respect existing neighborhood density; and <br />. maximize views to downtown. <br /> <br />Because Elliot Park is primarily a residential neighborhood, <br />we set a priority on residential redevelopment with some <br />street-level, neighborhood-oriented commercial space that <br />reinforces the existing retail opportunities kitty-corner from <br />the site along 10th street and Chicago Avenue. The project <br />was an opportunity to reintroduce people and pedestrians to <br />the street. <br /> <br />Chicago, Portland and Park avenues are the major com- <br />muter streets through the site, and thus the corners more <br />appropriate for commercial functions. Similarly, 14th and <br />15th streets are residential streets and thus should support <br />more housing activity. We designed a series of low-rise, <br />3- to 4-storied structures that maintain the neighborhood's <br />low-rise scale and sense of community. <br /> <br />5 <br /> <br /> <br /> <br />
