<br />Phillips Park Initiative <br />Minneapolis, Minnesota <br />Located in the Phillips neighborhood of south Minneapolis, <br />this project will bring new affordable and market-rate housing <br />to this inner-city community. The site comprises a four block <br />area between Portland and Chicago Avenues and 24th and <br />25th Streets. The plan calls for the development of two <br />"urban villages" that reinforce and link to the surrounding <br />neighborhood fabric. <br /> <br />The project, funded under the Metro Livable Communities <br />Act, is a unique collaboration between the neighborhood <br />group and local institutions such as Phillips Eye Institute and <br />Lutheran Social Service. Close Landscape Architecture devel- <br />oped the overall site plan concept and has also created <br />guidelines for public realm improvements. <br /> <br />Bloomington-Cedar-Lake Study <br />Minneapolis, Minnesota <br />Th~ purpose of the project is to foster the economic revital- <br />ization of Minneapolis commercial areas by effectively inte- <br />grating strategic and business planning. Work was com- <br />pleted in close association with the Bloomington-Lake <br />Commercial Club and the Lake Street Council. <br /> <br />Phase One produced guidelines and criteria for area revi- <br />talization. Phase Two developed a feasible strategy to <br />implement the guidelines and criteria. Recommendations <br />are made for a conceptual commercial improvement plan <br />and implementation steps, strategies and potential projects <br />are outlined to assist the business association in future deci- <br />sion-making. The work included a safety/security assess- <br />ment with a commercial area lighting plan, traffic study and <br />commercial area parking plan, outlining improvements to <br />the public realm and working with individual business and <br />property owners. <br /> <br />Out of this project, the Mercado Central, a cooperative <br />made up of over forty Latino merchants in the renovated <br />retail center at the intersection of Bloomington and Lake, <br />was created. We worked with the Mercado, Whittier <br />Community Development Corporation, and Project for Pride <br />in Living to renovate three buildings totaling 28,000 square <br />feet into retail, food court, and office space.
