<br />Agreement to the contrary, to the full extent permitted by state law, the City may require <br /> <br />- <br /> <br />compliance with any amendments to the City's Comprehensive Plan, official controls, <br /> <br />platting or dedication requirements enacted after the date of this Agreement. <br /> <br />5. CompUance with Laws and Regulations. The Developer represents to <br /> <br />the City that the proposed Development complies with all applicable city, county, state, <br /> <br />and federal laws and regulations, including but not limited to: subdivision ordinances, <br /> <br />planned unit development ordinances, zoning ordinances, and environmental regulations. <br /> <br />The Developer agrees to comply with such laws and regulations. The Developer shall <br /> <br />obtain all necessary approvals and permits from all other governmental agencies affected <br /> <br />by the development of the Property before proceeding with construction including, but <br /> <br />not limited to, the following: a) Anoka County b) Anoka County Highway Department; <br /> <br />c) Rice Creek Watershed District; d) State Water Management Organization; e) State of <br /> <br />Minnesota; f) Minnesota Department of Natural Resources ("Mn/DNR"); f) Minnesota <br /> <br />Pollution Control Agency; g) Army Corp of Engineers; and h) Minnesota Department of <br /> <br />Health. <br /> <br />6. License. The Developer hereby grants the City, its agents, employees, and <br /> <br />officers a license to enter the Property to perform all necessary work or inspections <br /> <br />deemed appropriate by the City. <br /> <br />7. Utility, Drainage and TnU Easements. The Developer shall dedicate to <br /> <br />the City utility and drainage easements located on the Property arid shown on the Plat, <br /> <br />and grants the City access to the utility and drainage easements. Developer shall dedicate <br /> <br />to the City a IS foot easement along the east property line for trail purposes. <br /> <br />32 <br />
