<br />· Provide non-motorized access to commercial properties and park amenities <br />within the city and surrounding areas. <br />· Protect the small town identity of the City. <br /> <br />Residential Policies <br />It is the policy of the City of Centerville to: <br />· Encourage the revitalization of the existing housing stock in the City as a <br />source of affordable housing. <br />· A void adoption of regulations which create exceSSIve obstacles to the <br />development of affordable housing. <br />· Protect residential neighborhoods from incompatible and offensive uses. <br />· Identify areas appropriate for multiple family and senior housing <br />opportunities. <br />· Allow residential lot divisions only when adequate utilities are immediately <br />available and are consistent with public utility sequencing. <br />· Prohibit leapfrog or non-contiguous residential development. <br />· Promote residential housing concepts that will maintain the "small town" <br />character of the City. <br />· Prohibit residential densities for development without public utilities to <br />exceed one home per 10 acres. <br />· Establish areas suitable for step-up or higher income residential homes. <br /> <br />COMMERCIAL GOALS: <br />It is the goal of the City ofCenterville to: <br />· Provide for a variety of economic levels and development opportunities in the <br />City. <br />· Expand employment and tax base in the City. <br />· Maintain a function for the Central Business District. <br />· Improve retail shopping opportunities in the community. <br /> <br />31 <br />
