It is proposed that infrastructure improvements be completed in the <br />1996-2000 staging period. <br /> <br />Centerville has an active Economic Development Commission, which has completed the <br />Star City program. The Commission will examine the feasibility of establishing <br />community participation and financial incentives for economic development, such as tax <br />increment financing. Proximity to 1-35E, land availability, public utilities and expanding <br />labor markets enhance the opportunities for development potential in the next 10-20 <br />years. Financial assistance, active marketing and general development in the sub-region <br />may be a prerequisite for maximum opportunities. <br /> <br />The City currently has provisions within the existing zoning ordinance related to <br />industrial uses. These provisions will be reviewed to determine if changes are needed in <br />order to more effectively manage industrial development activities in the future. <br />Adequate lot sizes and structure setbacks will be required in order to provide safe and <br />convenient access and parking. Site buffering, landscaping and design criteria will also <br />be evaluated. <br /> <br />Emplovment <br />According to the Department of Trade and Economic Development, the City had 225 <br />jobs in the community in 1995. The majority of existing jobs are in the trucking, service, <br />retail, and manufacturing categories. Further employment opportunities are anticipated to <br />include retail, manufacturing, service and office positions. The Growth Management <br />Plan identifies 88 net acres of commercial and industrial land for future development. <br /> <br />Forecasting employment involves numerous criteria. There is sufficient development <br />opportunity for the City to double its existing employment in the next 20 years. The level <br />of retail development may follow the extent of residential activity. The amount of retail <br />development in adjacent communities will also impact the potential in Centerville. <br />Industrial uses vary dramatically in terms of jobs per acre or floor area.
