industrial area suggests that larger, employment-intensive industries would be the
exception in Centerville.

For purposes of the Comprehensive Plan, it is estimated that employment will increase
from 225 to 575 jobs by the year 2020. This equates to 70 jobs for each five year growth
stage. It is not assumed that this represents saturation for employment in the City; rather,
it may reflect job growth in the 25 year planning period.

TRANSPORTATION ELEMENT
Access and Spacine:
Spacing guidelines and access requirements will be developed for local streets and
driveways intersecting with arterial and collector streets to promote safe access to the
transportation system. The City's subdivision regulations will incorporate the guidelines
and requirements for new subdivisions. In the event of planned road reconstruction, the
City will work to reduce access points in an attempt to become consistent with the access
guidelines and requirements for new developments. The City will also work with Anoka
County to reduce the number of accesses to county roads.

Sie:nae:e and Landscapine:
The City will consider adding provisions for landscaping and signage to the Zoning
Ordinance to improve aesthetics of the major entrances to the City and commercial
streets. Landscaping and buffers along theses streets may also be required to reduce
traffic noise and other vehicle impacts on adjacent development. These provisions will
require proper design considerations to insure safety at intersections and driveway
entrances.

47
