Property <br /> <br />Hi All, <br /> <br />I called the Minnesota Conservancy today regarding the Water Department Property. I spoke <br />with Gordon Kimball and he gave me the following <br />information: <br /> <br />Their are three areas that determine the appraisal, which are based on the highest <br />and best use. 1) Legal permissible use. 2) Physical possibilities and 3) What would the <br />market supports. <br /> <br />The property can only be appraised under the current legal permissible use (what it <br />is zoned for). This property is currently in the Comp Plan and on our Zoning Maps as PI - <br />the same as our City Parks. <br /> <br />I haven't had a chance to look at the current appraisal from the Water Department, but <br />they may be appraising the property more for sale as residential. Mr. Hoeft would you <br />know the criteria they used for this appraisal residential use or park? <br /> <br />He also gave me the names and numbers of Park Land Appraisers should we want to go <br />that route. <br /> <br />In addition it is to my understand the Water Department or the purchaser would have <br />to request a variance or a rezone in order to accommodate residential use of this <br />property.
