GENERAL. . .Subdivision design shall comply with the <br />following general design standards: <br /> <br />21.01. NATURAL FEATURES: Existing natural features <br />which would add value to the subdivision and <br />the City such as trees, steep slopes, water~ <br />courses, historic spots and similar irreplaceable <br />assets, shall be preserve.d, insofar as possible, <br />through harmonious design of the subdivis50n. <br /> <br />21.02. LAND DEDICATION. In all new subdivisions, ten <br />(10) percent of the gross area subdivided shall <br />be dedicated for public recreation space, with <br />such ten (10) percent being in addition to <br />property dedicated fo~ streets, alleys, ease- <br />ments, or other public' ways. No areas may be <br />dedicated for public use until such areas have <br />been approved as being suitable and needed for <br />the public health, safety, convenience, and or <br />general welfare. When the subdivision is too <br />small for practical dedica,tion of public l~nd <br />or if no land in the subdivision is suitable <br />for such.use, the subdivider shall be requi1:'ed <br />to pa-y a fee as per. schedule in effect per . . <br />lot created or ten (10) percent of the sub- . <br />division land value, wnichever is greater, prior <br />to subdivision; the value (marke-t) of the land <br />shall be determined by negogiation between City <br />and developer. Lots created in any manner that. <br />are larger than five (5) acres or three hundred <br />()OO) feet in. width shall not be subject to <br />paying a fee in -~ieu of public land dedication, <br />but may be subject to dedication of land for <br />public use. A fee according to current schedule <br />will be charged on every building permit issued <br />pertaining to new housing units for parks and <br />playgrounds. <br /> <br />21.0).
