Centerville1s response to the following issues are as follows: <br /> <br />Guideline 1 <br /> <br />JI <br /> <br />"Land use policies and municipal actions to be taken to minimize conflicts between <br />existing regional parks designated in the systems statement and adjacent uses <br />which exist or are proposed.l1 <br /> <br />1] <br /> <br />Property within the City limits and adjacent to or near the Chain-of-Lakes <br />Regional Park is either undeveloped or developed' in single' family residential <br />(15,000 s.f. minimum lot size). The proposed land uses will be single-family <br />residential with most areas at the traditional 15,000 s.f. minimum lot size. . The <br />only other land use classification found near Regional Park pro[>erty will be Rural <br />Residential which is proposed to develop at a one acre minimum lot size with a 1 <br />unit per 10 acre density. The property proposed for commercial and industrial land <br />use is located in the eastern sections of the community, about as far from the Park <br />as possible. For these reasons, Centerville .feels that the City Land Use Plan will <br />impose no land use conflicts on the Chain-of-Lakes Regional Park. <br /> <br />jj <br /> <br />j; <br /> <br />, I <br /> <br /> <br />.]' <br />tl1 <br /> <br />Guideline 2 <br /> <br />l <br /> <br />ITExisting or planned improvements alid projects wnich may result in tax <br />assessments on regional park property or which may physically impact regional park <br />property. If <br /> <br />~ <br /> <br />The only improvements that the City has planned for near the Park will be <br />residential in nature (streets, utilities, parks) consistent with the proposed land use. <br />The City anticipates no assessment to the Park property. <br /> <br />~'- <br />,- <br />., <br /> <br /> <br />~ <br /> <br />Guideline 3 <br /> <br />i <br /> <br />ltLocal parks or trails which~, connect with or otherwise affect regional, school <br />district, or neighboring local parks-or trails, including a description of where the <br />link is located and the nature of ~e relationship to the other jurisdiction1s facility.1I <br /> <br />The City may consider potential development and maintenance of a park <br />cooperatively with the City of Lino Lakes. This joint effort could occur where <br />Lal\1otte1s 2nd Addition (Lino Lakes) is adjacent to an area in Centerville which is <br />proposed for single-family residential. This isolated 21 lot Lino Lakes Subdivision <br />has dedicated park property of approximately 1.3 acres in size. Due to the small <br />size of the park and the fact that the subdivision is much closer to Centerville than <br />it is to any developable areas in Lino Lakes, it is felt Centerville could cooperate <br />with Lino Lakes to create a larger, more extensive, and better used park in this <br />area. <br /> <br />f <br /> <br />I <br /> <br />l <br /> <br />25 <br />
