<br />Section 418 - SINGLE FAMILY, MANUFACTURED HOUSING (R-4) <br />(revised 05/17/04) <br /> <br />418.01 Purpose. The intended purpose of the R-4 is to provide for high density single- <br />family, attached and detached residential opportunities in areas where public utilities are <br />available and required for service. This district is to provide safe and attractive <br />residential neighborhoods with all urban services and the desired amenities as other <br />residential areas of the City. <br /> <br />417.01 Permitted Uses and Structures. <br /> <br />(a) Single-Family, detached dwellings. <br /> <br />(b) Single-Family, attached dwellings with two (2) units. <br /> <br />(c) Accessory uses. <br /> <br />(d) Public Parks and Recreational Facilities. <br /> <br />(e) Day Care Facilities. <br /> <br />(f) Residential Facilities. <br /> <br />(g) Home Occupations. <br /> <br />417.02 Permitted Conditional Uses. <br /> <br />417.03 Accessory Uses. No accessory structure may be constructed on a parcel without <br />a principal structure. Accessory structures must have a minimum of a five (5) <br />foot side yard setback; may not exceed ten (10) feet in height; and any accessory <br />building, unless attached to and made a part of the principal building, shall not be <br />closer than six (6) feet to the main principal, except as otherwise provided in this <br />subdivision. No structure may be placed in an easement. <br /> <br />The total area of an attached accessory building (garage) shall be no greater than <br />1,500 square feet per level. Swimming pools may exceed the size requirements <br />for accessory structures, but they can not exceed fifty percent (50%) ofthe rear <br />yard. <br /> <br />No more than two (2) accessory structures are permitted on any single-family, <br />detached dwelling parcel located in this zoning district. <br /> <br />417.04 Dimensional Regulations. <br />
