<br />Subd. 1. Height. No structures or other buildings may be erected to a height <br />exceeding thirty-five (35) feet without the issuance of a Special Use Permit by <br />the City. <br /> <br />Subd. 2. Area and Width. No dwelling may be constructed or placed on a lot of <br />less than 7,500 square feet or less than 60 feet in width at the building setback <br />line. <br /> <br />Subd.3. Minimum Floor Area. The minimum building size in the R-4 District is <br />1,050 SF. All dwellings shall have a minimum width of twenty-four (24) feet at <br />its narrowest point, with the exception of the M-1 District. <br /> <br />Subd.4. Special Requirements of the Zoning District. <br /> <br />Manufactured homes are permitted in all residential districts if they <br />meet the design criteria for such districts, as stated in Section 105 <br />Definitions, Subd. 103. All other manufactured homes shall be <br />located only in designated manufactured home districts, which <br />meet the requirements of this Ordinance. <br /> <br />No person shall erect, establish, extend or enlarge a manufactured <br />housing development within the city limits of the City of <br />Centerville without first submitting a Site Plan for review by the <br />Planning and Zoning Commission and approval from the City <br />Council. Approval shall be granted only upon compliance with the <br />following: <br /> <br />1. Compliance with the requirements of the City's Zoning <br />Ordinance #4; <br /> <br />2. Compliance with the requirements of the City's <br />Ordinance #8, Regulation the Subdivision and Platting <br />of Land; <br /> <br />3. Compliance with the requirements of the City's <br />Ordinance #3, Subdivision; <br /> <br />The proposed development must be served by public utilities as <br />approved by the City Council. <br /> <br />Comer lots shall not have anything erected, placed, planted or <br />allowed to grow in such a manner as to materially impede sight <br />lines between a height of two and one-half (2 12) and ten (10) feet <br />above the centerline grades of the intersecting streets in a triangle <br />bounded by the street of the lot and a line joining points along the <br />street lines fifty (50) feet from the point of the intersection. <br />
