<br />Subd.22. Boulevard. That part of the public right-of-way located between <br />the curb line and the property line. <br /> <br />Subd.23. Buffer. 1)1e use ofland, topography, space, fences or landscaping <br />plantings to screen or partially screen a lot from another lot. <br /> <br />Subd. 24. Building. Any structure having a roof which may provide shelter <br />or enclosure of persons, animal or other property. When said <br />structure is divided by party walls without openings, each portion <br />of such building so separated shall be deemed a separate building. <br /> <br />Subd. 25. Buildable Area. The space remaining on a lot after minimum yard <br />and open pace requirements have been met that a building may be <br />constructed. <br /> <br />Subd.26. Building Coverage. See Subd. 91 Lot Coverage. <br /> <br />Subd.27. Building Height. The vertical distance measured from the <br />elevation of the lot grade at the building setback line, to the top of <br />the cornice of a flat roof, to the top of a mansard roof, to a point on <br />the roof directly about the highest wall of a shed roof, to the <br />uppermost point on a round or other arch type roof, to the average <br />distance of the highest gable on a pitched or hip roof. <br /> <br />Subd. 28. Building Line. The line, parallel to the street line that passes <br />through the point of the principal building nearest the front lot line. <br /> <br />Subd.29. Building. Principal. See Subd. 122, Principal Structure. <br /> <br />Subd. 30. Building Setback. The distance between a building and a given lot <br />line. <br /> <br />Subd. 31. Certificate of Occupancy. A document issued by the Building <br />OfficiallInspector of the City upon satisfactory final inspection of <br />dwelling unites) or commercial building(s). <br /> <br />Subd.32. City Councilor Council. The City Council of the City of <br />Centerville. <br /> <br />Subd.33. Clear Cutting. The indiscriminate removal of trees, shrubs, or <br />undergrowth with the intention of preparing real property for non- <br />agricultural development purposes. This definition shall not <br />include the selective removal of non-native tree and shrub species <br />when the soil is left relatively undisturbed, removal of dead trees <br />or normal mowing operations. <br /> <br />3 <br />
