<br />Subd. 34. Clinic. Any establishment where human patients are examined and <br />treated by doctors, dentists or other health care providers but not <br />hospitalized overnight. <br /> <br />Subd.35. Club. Any establishment operated for social, recreational, or <br />educational purposes but open only to members and not the general <br />public. <br /> <br />Subd. 36. Cluster Housing. The grouping of single-family dwellings within <br />specified areas while maintaining the same overall allowable <br />density in that same area. <br /> <br />Subd.37. Commercial Use. An occupation, employment, or enterprise that <br />is carried on for profit by the owner, lessee, or licensee. <br /> <br />Subd.38. Commission. The Planning and Zoning Commission ofthe City of <br />Centerville. <br /> <br />Subd.39. Commissioner. A member of the Planning and Zoning <br />Commission. <br /> <br />Subd. 40. Common Areas. Privately owned land in a residential <br />development which is used for recreational purposes or is of an <br />aesthetic nature, or provides access and is generally intended for <br />the use and/or enjoyment of the residents ofthe development. <br /> <br />Subd. 41. Conditional Use. A use which is not classified as a permitted use <br />because of special problems that require reasonable limitations and <br />conditions as imposed by the City Council for the protection of the <br />public welfare and the integrity of the City's Comprehensive Land <br />Use Plan. <br /> <br />Subd. 42. Conditional Use Permit. A permit, issued by the City Council, in <br />accordance with procedures specified in this Ordinance as a <br />flexibility device to enable the City Council to assign dimensions <br />to a proposed use or conditions surrounding it after consideration <br />of adjacent uses and their functions and the special problems which <br />the proposed use permits. <br /> <br />Subd.43. Condominium. Property to be owned and conveyed in accordance <br />with the Condominium Act, Minnesota Statutes, Chapter 515. <br /> <br />Subd.44. Contractor's Yard. An area where vehicles, equipment and/or <br />construction materials and supplies commonly used by building <br />construction, excavation, roadway construction and similar <br />contractor materials are stored or services. <br /> <br />4 <br />
