<br />so waived, or negate any of the warranties to be contained in the same. If any objections <br />to title are made, Seller shall be allowed 30 days to cure said objection. If any of the <br />objections remain uncured after the 30-day period, then the Buyer, in its discretion, may <br />allow Seller up to an additional 30 days to cure objections deemed by the Buyer to be <br />curable. The closing shall be postponed until the time for curing objections bas expired. <br />If title is not marketable and is not made so within the time allowed for curing objections, <br />Buyer may: (i) terminate this Agreement; or (ii) waive any remaining and proceed to <br />close. All costs of the title insurance commitment and the premium on the policy shall be <br />paid by Buyer. <br />7. Real Estate Taxes and Special Assessments. General real estate taxes and <br />installments for special assessments payable in the year in which Closing occurs shall be <br />paid by Seller as of the Date of Closing. Buyer shall be responsible for the payment of <br />all real estate taxes and installments of special assessments due in all years following the <br />year in which the Date of Closing occurs. <br />8. Operation Prior to Closini. Seller may not from the date hereof through <br />the Date of Closing, enter into any lease, contract or other agreement regarding any of the <br />Property, or in any way encumber the Property, without Buyer's prior written consent. <br />Seller agrees to permit Buyer and its agents access to the Property to conduct such <br />inspections, surveys and tests of the Property as Buyer chooses. Buyer shall given Seller <br />reasonable advance notice of when it requires access, and shall return the Property to the <br />condition existing before such inspections, surveys or tests. <br />9.
