Use existing house as Office, and replace existing structures, i.e. <br />22'X40' Garage, and 12'XI6' shed with new build, approximately 3000 square feet in <br />Size. <br /> <br />Long-term objective: Have above mentioned property redeveloped at same time as <br />surrounding property which ,99nsists of approximately 160 acres owned and farmed by <br />the Vickers family. <br /> <br />Proposed business practices and operations: Hours of operation 7:00-4:30 Monday- <br />Friday year round. Two full-time employees and one part-time employee. No "shop" <br />employees on site. All tools, equipment, and company vehicles will be kept indoors. <br />Alliance Drywall does not advertise with signage or have clients visiting facility. About <br />the only thing coming and going will be the mail and an occasional courier. <br /> <br />Background of Alliance Drywall, Inc: Alliance Drywall, Inc. is currently renting an <br />office is Spring Lake Park and a warehouse in Blaine. Alliance has been in business for 6 <br />years and has only occupied these facilities. <br /> <br />Personal objective: My biggest two objectives are eliminating the headache of having to <br />deal with tenants that don't care about the property in which they inhabit. The second is <br />saving money. Right now Alliance Drywall currently spends about $30,000 a year on <br />rent. This is how I justify building a new building for only temporary use. For example <br />if! could temporarily use the property for 10 years that would be over $300,000 that <br />Alliance Drywall would pay in rent. A 3,000 square foot building would be substantially <br />cheaper. If the City of Centerville was willing to work with me on the design, I would <br />be more than happy to make this building whatever size, length X width or out of <br />whatever products necessary to help this building "fit" in the location. Almost all the <br />surrounding properties in this area have large out buildings. A few of which, run <br />businesses from their locations. I have provided pictures of some of these properties. At <br />the very least I would like to use the property in its current state as our office facility <br />only. This wouldn't change the property, the existing structures would remain. <br />
