<br />City of CentaVille <br />Planning and Zoning COnlllliJsion <br />Septemre-4,2oo? <br /> <br />City of CentaVille <br />l'\lmnin% and Zoning Cnmmi..'lion <br />Seplemre- 4, 2oo? <br /> <br />Commissioner Fehrenbacher questioned Mr. Lessard concerning building a privacy <br />fence. <br /> <br />City Administrator Larson stated that the City has the right to state the appropriate <br />standards that protect the community; therefore, paving and screening could be required. <br /> <br />Commissioner Wood commented that he was one ofthe adjoining properties and asked if <br />other equipment would be stored on the property. <br /> <br />Mr. Lessard replied that it would be a case of unloading equipment and moving it into the <br />building during normal business hours. <br /> <br />Chair Hanson questioned if the building would be used for vehicle maintenance. <br /> <br />Mr. Lessard replied that the shop is equipped with an oil separating system and he <br />assumed minimal maintenance would occur in the building. <br /> <br />Mrs. Susan Love, 1953 Eagle Trail, commented that the previous tenant o~ the property <br />created a junkyard in her back yard. She requested that a berm or other barrier be created <br />between the business and what they look at every day. <br /> <br />Commissioner Love questioned whether an agreement on specific business bours would <br />exist. <br /> <br />Councilmember Broussard commented that if a CUP is issued and the tenant did not <br />follow the conditions, the property owner has leverage to evict the tenant. <br /> <br />City Administrator Larson commented that the City controls the enforcement and could <br />take action to impose the permit conditions. <br /> <br />Motion bv Commissioner Love. seconded bv Commissioner Wood. to close the <br />Public Bean.1! at 6:~ o.m. OLD BUSINESS <br /> <br />1. <br /> <br />Site Plan Review - Multi-Web Processing (Stone Construction) <br /> <br />Mr. Lessard replied that this company did not work weekends. <br /> <br />Discussion ensued. <br /> <br />Chair Hanson inquired about paving the area. <br /> <br />Mr. Lessard replied that paving is cost prohibitive. He commented that the minimal <br />access into and out of the property did not justify paving the area. <br /> <br />Commissioner Love inquired about landscaping plans. <br /> <br />Mr. Lessard replied that screening such as a privacy fence was considered. <br /> <br />Chair Hanson asked if all debris from previous tenant bad been removed. <br /> <br />Mr. Eric Bladholm, Stone Construction, provided updated site plans and discussed the <br />same. <br /> <br />Mrs. Jennifer Anderson, 1965 Center Street, requested that an eight-foot cedar privacy <br />fence be built. She stated she would like some of the trees saved also. <br /> <br />Mr. Bladholm agreed to provide appropriate landscaping and a privacy fence. <br /> <br />Mr. Lessard replied that there are a few items left to clean up. <br /> <br />Page 3 of6 <br /> <br />Page 2 of6 <br />
