<br />Although chemical substances may be transported over the roadways in the project area, their use or <br />storage on a permanent basis is not associated with the proposed project, other than in small <br />quantities typical of residential, retail, and office use. <br /> <br />14. Solid Wastes, Hazardous Wastes, Storage Tanks. <br /> <br />Solid Waste <br />Demolition of existing structures to allow for redevelopment will generate waste materials. In addition <br />to typical construction materials, it is possible that asbestos and other hazardous materials may be <br />present in the structures to be demolished. Additional investigation will be needed to ensure that <br />demolition of buildings and disposal of materials/debris is conducted in an appropriate manner in <br />accordance with federal, state and local regulations. <br /> <br />Construction activities will also generate solid waste materials. Materials will likely include waste <br />concrete and asphalt, as well as other materials used in construction. It will also include organic debris <br />such as shrubs and plant materials. Specific volumes of general waste materials to be generated are <br />not known at this time. Waste materials will be recycled or disposed of in accordance with applicable <br />local, state, and federal law. <br /> <br />After the redevelopment, solid waste from the area will be similar to current conditions and will consist <br />of typical household, commercial retail and office wastes. Wastes will be collected by a licensed solid <br />waste handler in accordance with City ordinances. Recycling will be encouraged and will also be <br />collected as is typical in the city of Centerville. Hazardous waste is not expected to be generated by the <br />development. <br /> <br />Toxic or Hazardous Materials <br />During construction, equipment and vehicles utilizing gasoline, diesel fuel, antifreeze, and oil <br />will be used at the project site. Portable storage tanks of fuel may be temporarily located at <br />the site during construction. Fueling of vehicles and equipment will be conducted away from <br />sensitive areas. If an accidental release occurs, efforts will be made to contain the release and <br />the MPCA State Duty officer will be notified, as required. <br /> <br />Storage Tanks <br />As discussed above, portable storage tanks of fuel may be temporarily located at the site <br />during construction. Permanent above or below ground storage tanks will not be installed as <br />part of the proposed project. <br /> <br />15. Traffic. The proposed development is expected to generate a weekday Average Daily Traffic (ADT) <br />volume of 3,530 vehicles/day, an AM peak hour volume of 146 vehicles/hour exiting the <br />redevelopment area, and a PM peak hour volume of 171 vehicles/hour entering the redevelopment <br />area. Approximately 1,076 parking spaces could be added, based on City parking requirements. <br /> <br />Parking <br />Currently there are approximately 100 parking spaces in the downtown area. This estimate includes <br />approximately 50 spaces comprised of on street parking and small off street parking lots as well as <br />approximately 50 spaces for the Centerville Elementary School.
