<br />23. Cumulative Impacts. Cumulative impacts are not expected to result from the project, nor is it expected <br />to interact negatively with any existing or future development. Anoka County is currently undertaking <br />the reconstruction of CSAH 14. This reconstruction was not initiated by the proposed redevelopment. <br />Anoka County State Aid Highway (CSAH) 21 is proposed to be reconstructed in conjunction with the <br />redevelopment of downtown Centerville. The reconstruction will be confined to the redevelopment <br />area. The City, independently or through agreement with the developer, will reconstruct side streets <br />within the study area during this same period. <br /> <br />24. Overall Finding. No commenting agency ultimately found that the EAW was incomplete or lacking in <br />content, analysis or review. Therefore the Centerville Downtown Redevelopment EAW combined with <br />the Response to Comments included above is complete and accurately assesses potential <br />environmental impacts for the Centerville Downtown Redevelopment Project. <br /> <br />Criteria B: Cumulative Potential Effects of Related or Anticipated Future Projects <br /> <br />The proposed project is not anticipated to interact with future projects in the area so as to cause significant <br />cumulative effects. No future stages associated with the proposed project are planned or being proposed at <br />this time. <br /> <br />Criteria C: Extent to Which the Environmental Effects are Subject to Mitigation <br /> <br />Environmental effects on wetlands, groundwater, traffic, and water quality are subject to additional <br />approvals and/or mitigation through requirements of local, state, and federal regulations, ordinances, <br />management plans, and permitting procedures.
