Based on <br />our review, we offer the following comments for your consideration: <br /> <br />Trip Generation <br /> <br />· The 2012 land use and trip generation estimates are shown in Table 21-1. In general, the <br />trip estimates seem reasonable, with the daily trip estimates rounded to the nearest ten. A <br />couple of items to note for the trip generation: <br /> <br />1. The land use type used to generate trips for the proposed retail square footage is not <br />clear, particularly for the a.m. peak hour. <br /> <br />2. There appears to be a miscalculation for the apartment land use for the daily trip <br />estimates. Based on our calculation, the daily trips should be 1,720, instead of the <br />1,560 shown in the table. <br /> <br />. The traffic study documents the use of a 30-percent pass-by trip reduction for the retail <br />development. This seems reasonable based on data provided in the ITE Trip Generation <br />Handbook. However, it appears from Table 21-1 that the pass-by trip reductions were <br />applied to the initial trip estimates. Since technically pass-by trips are only reduced from <br />the through volume on the roadway with access to the site, reducing them from the initial <br />trip estimates would result in too few trips being distributed to the system. <br /> <br />www.srfconsu/ting.com <br />One Carlson Parkway North.
