<br />City of Centerville <br />Planning and Zoning Commission <br />September 4, 2007 <br /> <br /> <br /> <br />Commissioner Fehrenbacher questioned Mr. Lessard concerning building a privacy <br />fence. <br /> <br />City Administrator Larson stated that the City has the right to state the appropriate <br />standards that protect the community; therefore, paving and screening could be required. <br /> <br />Councilmember Broussard commented that if a CUP is issued and the tenant did not <br />follow the conditions, the property owner has leverage to evict the tenant. <br /> <br />City Administrator Larson commented that the City controls the enforcement and could <br />take action to impose the permit conditions. <br /> <br />Motion by Commissioner Love, seconded by Commissioner Wood, to close the <br />Public Hearing at 6:58 p.m. All in favor. Motion carried unanimously. <br /> <br />Chair Hanson commented that he would like to see a privacy fence or screening and <br />cleanup of the property. <br /> <br />Councilmember Broussard recommended that the CUP clearly state the hours of <br />operation. <br /> <br />Discussion ensued. <br /> <br />Motion by Commissioner Pangell, seconded by Fehrenbacher, to approve a <br />Conditional Use Permit for Bennett & Koch Construction/Lake Area Utilities at <br />th <br />6995 - 20 Avenue South subject to terms and conditions as discussed and as <br />detailed on the written “Findings and Recommendation” attached. All in favor. <br />Motion carried unanimously. <br /> <br />IV. OLD BUSINESS <br /> <br /> <br />1.Site Plan Review – Multi-Web Processing (Stone Construction) <br /> <br />Mr. Eric Bladholm, Stone Construction, provided updated site plans and discussed the <br />same. <br /> <br />Mrs. Jennifer Anderson, 1965 Center Street, requested that an eight-foot cedar privacy <br />fence be built. She stated she would like some of the trees saved also. <br /> <br />Mr. Bladholm agreed to provide appropriate landscaping and a privacy fence. <br /> <br />Discussion ensued. <br /> <br />Page 3 of 6 <br />
