<br />Mr. Willie Lessard (Center Villa) Rezone Consideration <br />Mr. Davich (Rud Land Surveying) was present to discuss a rezone request from R3 (Residential <br />Future Expansion Non-sewered) to B 1 (Commercial). Mr. Davich shared the proposed <br />development currently shows a few ponds to buffer current residential development. <br /> <br />Mr. Dana Johnson (7048 Cottonwood Court) requested that a trailway access Cottonwood Court <br />to other parks. Thus, the homeowner will not have to walk on Main Street to get to a park. <br /> <br />Ms. Amy Mample (7034 Brian Court) questioned the Developer that if the property is not sold <br />then why rezone the property? Mr. Davich noted a town home developer voiced interest in the <br />property. <br /> <br />Ms. Chris Swenson (7016 Brian Court) questioned the Developer, whether or not the businesses <br />will be located closer to the north existing buildings, if the cul-de-sac road is moved to the north? <br />Mr. Davich stated the road may be moved closer to the north property line but, either way the <br />town homes will be near the property line. <br /> <br />Mr. March mentioned a developer is looking to build rental units on the property. Councilmember <br />Buckbee stated that rental units are good for a higher tax base. Councilmember Helmbrecht <br />questioned why we need to have a trail accessing the east side of 20th Avenue. <br /> <br />Councilmember Brenner commented that because of talks with citizens and the Design Team, <br />several persons have voiced a desire to have more trails throughout Centerville. <br /> <br />Mr. Tom Pelican (1889 Center Street) questioned why the Developer wants to rezone the <br />property ifthere are buyers willing to build town homes on the property? Mr. Dave Nyberg <br />stated the developer was looking for consideration prior to proceeding with the project. In <br />addition, with the present time frame, no construction will take place until 1999. <br /> <br />Mr. Swenson would rather see some type oI-residential development instead oftownhomes. <br /> <br />Councilmember Powers stated she had received several calls in regards to this development. <br />She would rather have six businesses than town homes. She feels this is a good compromise. <br /> <br />Councilmember Helmbrecht understood Mr. Lessard will have covenants indicating what <br />what type of business would be acceptable to locate in the commercal district. <br /> <br />Mayor Wilharber stated the Comprehensive Plan showed Brian Drive connecting to 20th Avenue <br />and if a residential district is approved then 20th Avenue should extend to 20th Avenue. <br /> <br />Councilmember Helmbrecht favored the proposed development with businesses opened from <br />8:00 - 5:00 p.m. Also, the city knows what is going in the commercial district and the area will be <br /> <br />8 <br /> <br />''.1\ <br />,.~ j ) <br />j J/~/ <br /> <br />- --- --- - --- ----- -- --- -- --..- -- - ------ ---- -- <br /> <br />. <br />~ <br /> <br />e <br />. <br /> <br />. <br />. <br />
