Senior Housing Workshop ~ June 19, 1996

Mary Capra asked about the stability of the rent. Mr. Yantos said that it is given an
annual review and is generally a $1 0-$15/year increase. He added that the costs of upkeep
are important to maintain.

Mr. Yantos stated that they use a management group that deals with seniors and is aware
of each persons needs and services. Mr. March added that detailed and personal attention
is given by the management company.

Bob LaMotte, 1643 Heritage, asked if an older person -- 55 plus -- would be able to have
an adult handicapped child live with them in a project of this type. Mr. Yantos stated that
details like that can be worked out in an agreement once the project gets started.

Mr. Griesert stated that if everything was to get going now a spring 1997 construction
would not be unreasonable. Choosing a site would be the first thing to do. Although two
acres would be sufficient for the size being recommended the ideal size would be 5 acres
to provide some area for future expansion. Cottage style houses were recommended but
can still be discussed.

Tom Wilharber asked about Met Council's funding. Mr. Griesert agreed that it can be an
option but would put additional restrictions on the units.

Mr. Wilharber suggested that the seniors visit with other seniors in Ham Lake to discuss
the planning process.

Mr. Yantos agreed and suggested they come to the groundbreaking ceremony for the Ham
Lake project on July 9, 1996 at 12:30 p.m. at the site.

Mr. Yantos added that East Bethel is currently doing a market study and Lexington is
looking at doing a rehabilitation project.

Meeting adjourned at 7: 10 p.m.

Respectfully submitted,

Jtud1. b-Ut/}{Pt~!L)

Trudi Breuninger
City Clerk

t

SEN6-19.WPS

2
