<br />-11- <br /> <br />J8.06. WA~R SUPPLY. Where public water supply is <br />aval~a?le, as determined by the Council, the <br />subdlvlder shall connect to such public water <br />supply and construct a system of watermains <br />with a connection for each lot. The minimum <br />size of watermains shall be six (6) inches <br />and the minimum size of private water services <br />s~all be one (1) inch. Watermains and ser- <br />Vlces for commercial and industrial uses or <br />for the extension of major trunks shall be <br />determined by the City Engineer. <br /> <br />J8.06-1 - Where public water is not available the <br />subdivider shall supply acceptable ~vidence <br />of the availability of water. The subdivider <br />may be required to make one or more test <br />wells in the area to be platted if such <br />evidence is deemed not acceptable. Copies <br />of well logs from said test wells which <br />are obtained shall include the name and <br />address of the well driller and shall be <br />submitted with the plan to the Council. <br /> <br />J8.06-2 - If a.privat~ i~d~vidual water supply is <br />permltted, lndlvldual private wells shall <br />be located at least twenty-five (25) feet <br />from property lines; fifty (50) feet from <br />all septic tanks; approximately one hundred <br />(100) feet from all tile disposal fields and <br />other sewage disposal facilities; ten (10) <br />feet from all cast iron sewer lines; thirty <br />(30) feet from any vitrified sewer tile lines; <br />and shall not be located within any floor plan. <br /> <br />38.07. SEWERS. All plats within the Urban Service Area <br />shall be connected to the municipal sewer system. <br /> <br />38.08. UTILITIES. Every lot in a subdivision shall be <br />capable of being served by utilities, and ease- <br />ments a?ceptable to the utility companies shall <br />b~ pr~vld~d. ~lectric, gas and other utility <br />dlstrlbutlon llnes shall be installed within <br />public rights-of-way or within properly desig- <br />nated easements. To the fullest extent possible <br />u~de:ground ~tility lines shall be installed ' <br />wlthln the rlght-of-way adjacent to but not <br />beneath existing and proposed paved areas. <br /> <br />J8.09. TREES. One (1) tree per lot shall be planted in <br />the front yard. The location and types of trees <br />must meet the approval of the Council. <br /> <br />( <br /> <br />-10- <br /> <br />J8.0J-l - Suitable drainage structures, culverts, storm <br />sewers, ditches and related installations shall <br />be provided to insure adequate drainage of all <br />points along the streets. There shall be no <br />surface or at grade cross street drainage. <br /> <br />38.0J-2 - Concrete curbs and gutters will be required <br />on all streets. <br /> <br />J8.0J-J - The base course shall consist of latest Minnesota <br />Department of Hi~hways approved material, <br />bearing a seven (7) ton design. <br /> <br />38.0J-4 - "Blacktop" paving as specified by the City <br />Engineer shall be required on all streets <br />after water distribution lines, storm sewers <br />and sanitary sewers have been installed. <br /> <br />38.0J-5 - The boulevards shall receive three (3) inches <br />of topsoil and be seeded. <br /> <br />38.04. SIDEWALKS. Paved sidewalks four (4) feet wide of <br />portland coment concrete or asphaltic concrete may <br />be required on one or both sides of streets <br />designated as collector or arterial. <br /> <br />38.05. STORM DRAINAGE. The construction of a storm <br />drainage system shall conform to the following <br />requirements: <br /> <br />J8.05-1 - Drainage ditches or channels shall have a <br />minimum gradient of one (1) percent. <br /> <br />38.05-2 - Open watercourses shall have adequate capacity <br />and erosion control to insure safe and healthful <br />disposal of storm water. <br /> <br />38.05-J - When topsoil has been removed from the surface <br />of a lot on a slope where erosion will cause <br />a displacement of loose material, the subdivider <br />shall be required to seed or provide other means <br />to prevent the wash from damaging adjacent <br />property or accumulating on street surfaces. <br /> <br />J8.05-4 - Design of storm drainage facilities shall be <br />compatible with adjacent areas including the <br />extension of abutting existing storm sewers. <br />Design of all drainage structures shall be based <br />on the five (5) year occurrence for design <br />intensity using run-off co-efficients and con- <br />centration times as determined by the City <br />Engineer. <br /> <br />J8.05-5 - The storm sewer design shall also meet the <br />requirements of the Rice Creek Watershed. <br /> <br />~, <br /> <br />'- <br />
