<br />DRAFT <br /> <br />Land Use <br />City of Centervllle <br />2030 Comprehensive Plan <br /> <br />The Metropolitan Council requires a calculation of the net density of areas of planned <br />residential development that have changed slnca the last Comprehensive Plan. They <br />require a minimum density of three units per net developable acre. Only the areas <br />labeled A, B, C, E and the downtown area Include new residential development and <br />have changed guiding sinca the 1997 Comprehensive Plan. Most of the remaining gross vacant land will be dedicated to <br />residential development. The downtown area will Include a mixture of residential uses <br />and retail or office uses. Commercial land uses will increase by roughly 70 acres, and <br />Industrial uses will increase by roughly 30 acres. Fu1ure <br />development Identified In the Fu1ure Land Use Plan is dependent upon the extensions of <br />publiC utilities.
