Participants in the Town Meeting equally selected low crime/safe neighborhoods and small
town atmosphere as the two main strengths of the City. Other highly rated strengths were
the cities proximity to the Twin Cities and a sense of community. One third of the
participants noted access to transportation routes and open spaces/natural environment as
additional strengths.

The main weakness identified was high taxes or the predominantly residential tax base of
the City. Floodplain! high water table, a community shopping center, lack of
businesses/jobs, and lack of senior and other housing ranked equally as major weaknesses.
No new rental units/low rent housing topped the list of growth concerns for the City of
Centerville, while more business and keeping crime down came in a close second. Other
growth concerns of the participants include taxes, diversity in housing, growth
management and keeping the City's identity.

Nearly all of the participants identified Centerville Lake and Peltier Lake on their maps.
Recognized next on the maps were the major roads of the City; 20th Avenue, Main Street,
Centerville Road and Interstate 35E. More than half of the participants identified the
school on their maps, while just less than half identified the church and city hall. Oddly
92% of the participants identified the lakes on the maps, but the lakes were not identified
as a strength, weakness or growth concern.

Based upon existing conditions and input from the priority setting session, several
conclusions are relevant to the preparation of the City's Comprehensive Plan.

. The primary concern of the residents is that the small town atmosphere be
retained and that the community remain safe with little crime.

. There is consensus regarding the desire for commercial and industrial
expansion to provide basic retail opportunities, job growth and tax base.

. There are varying opinions regarding the extent and type of residential growth
that should occur in the City.
