City of Centerville <br />Planning& Zoning Commission <br />February 1, 2005 <br />Mr. Wilharber of 6849 Centerville Road addressed the Commission as a trustee of the <br />Church of St. Genevieve. He then noted the property was always zoned P-1 and at some <br />point it got put into R2 and they would like to rezone of the property for the expansion of <br />the Church. <br />Mr. Wilharber introduced Pat McGuire and Mr. Ford the architects for the church. <br />Mr. McGuire MCL Architects, St. Paul, MN indicated he is working with the Church of <br />St. Genevieve to study how the Church could continue to grow with the community. He <br />then said that the first phase is a parish center that is fully accessible and approximately <br />5300 square feet of space with a kitchen facility to support the social hall. He further <br />indicated that they have plans to access on Heritage and a proposed access on Centerville <br />Road to Anoka County. <br />Chair Hanson asked when construction is scheduled to begin. <br />Mr. McGuire indicated they would like to begin in spring and have it enclosed and <br />weather tight by winter of 2005. <br />Chair Hanson informed them they would need to submit a preliminary plat soon in order <br />to obtain all necessary approvals for spring construction. <br />Mr. Wilharber indicated that they have access to sewer and water on three sides. <br />Mr. Palzer indicated that Ms. Bender has determined that they will need to do a <br />Comprehensive Plan amendment as the Comprehensive Plan designates the property as <br />R2. <br />Motion by Commissioner Klennert Hunt, seconded by Commissioner Hanzal to <br />close the public hearing. All in favor. Motion carried unanimously. <br />Chair Hanson closed the public hearing at 6:44 p.m. <br />Chair Hanson said he sees no issue with the rezone or Comprehensive Plan amendment. <br /> CommissionerKlennertHunt asked how long the Church has owned that property. <br />Mr. Wilharber indicated the Church has owned the property for 37 or 38 years. <br />Motion by Commissioner Klennert Hunt, seconded by Commissioner Wood, to <br />recommend Council approval of the rezone from R-2 to P-1 as requested and to <br />recommend approval of a Comprehensive Plan amendment.
