<br />Platming & Zoning Commission <br />Meeting Minutes <br />October 4, 2005 <br /> <br />v. NEW BUSINESS <br /> <br />1. Sedona Homes - Comprehensive Sign Plan (Centerville Office Park) <br /> <br />City Administrator Larson presented the sign plan requested by Sedona Homes for the <br />Centerville Office Park. He stated that this will be a two-phase project. <br /> <br />Paul Keleher, Project Manager explained that there will be a total of nine buildings with <br />two units in each for a total of 18 units. He stated that they would like to have business <br />names on freestanding signs for each phase that are 6 feet by 12 feet and each business <br />have an additional 2 feet by 2 feet sign by each front door. He stated that they would also <br />like to have an additional 2 feet by 2 feet sign on the rear door of the buildings that are on <br />20th. <br /> <br />Mr. Larson reminded Mr. Keleher that a 30-foot site line/visibility area would need to be <br />maintained from the freestanding sign. <br /> <br />Motion bv Commissioner Wood. seconded bv Commissioner Panllell. to recommend <br />that the City Council aoorove the sie:n Dlan from Sedona Homes which will include <br />two freestandin!! si2DS as shown in olans (one for each Dbase of develooment). one 2 <br />foot by 2 foot si!!n on each wall unit in both the front and the rear. and meetin2 all <br />other orooer sauare foota!!e and setbacks as reouired. AU in favor. motion carried <br />unanimouslv. <br /> <br />2. St. Genevieve Catholic Church - Petition for Variance <br /> <br />Tom Vollhauber, trustee at St. Genevieve Catholic Church stated that there is a potential <br />issue with their property line which may be fifteen feet onto what is considered the <br />neighboring property. Mr. Vollhauber stated that they may need a variance depending on <br />where the property line is ultimately set. Mr. Vollhauber stated that a land title company <br />is examining the issue. He stated that they would like to move forward with their road <br />construction and bring in necessary fill before the weather will prohibit the project. <br /> <br />City Administrator Larson asked if Mr. Vollhauber considered this an urgent matter and <br />explained the process that would need to be followed to hold the public hearing on this <br />issue. He explained to Mr. V ollhauber that if the City moves forward in scheduling a <br />special meeting/public hearing, they would need extra finances from the church. <br /> <br />Motion bv Commissioner Banzai. seconded bv Commissioner Wood. to recommend <br />schedulinll a sDecial meetin2loublic hearin!! in three weeks. 6:30 o.m.. October 25. <br />2005. for the Petition for Variance from St. Genevieve's Catholic Church. if a <br />deoosit is received by Friday. October 7. 2005 or the soecial meetin2loublic hearine: <br />will be cancelled if they do not meet their additional financial oblil!ation.
