<br />under the zoning chapter. <br /> <br />(B) Shape of lots. Side lines of lots shall be approximately at right angles to straight streets and on <br />radial line on curved streets. Some variation from this rule is permitted when it is clearly evident that <br />the variation shall improve the overall design. In no case shall the rear lot line of any lot be less than <br />50 feet. <br /> <br />(C) Access. Every lot shall be provided with access adequate for the use of public safety vehicles <br />and other public and private purposes and shall be served by a public or private street system, improved <br />in accordance with this chapter and connected to the general street system. <br /> <br />(D) Double frontage lots. Double frontage lots shall not be permitted, except: <br /> <br />(1) Where lots back upon a thoroughfare, in which case vehicular and pedestrian access <br />between the lots and the thoroughfare shall be prohibited; and <br /> <br />(2) Where topographic or other conditions render subdividing otherwise unreasonable. The <br />double frontage lots shall have an additional depth of at least 20 feet in order to allow space for a <br />protective screen-planting along the back lot line, and also in these instances vehicular and pedestrian <br />access between the lots and the thoroughfare shall be prohibited. <br /> <br />(E) Nonsewered lots. In areas which are not served by public sanitary sewer systems, no lot shall <br />be developed for residential purposes unless it meets the requirements set for lots outside the urban <br />service area, which is a minimum of ten acres. The preliminary plat shall show a feasible plan for <br />future resubdivision by which lots may be resubdivided to meet the size and dimension standards of <br />lots in areas served by public sanitary sewer system. Any preliminary plat not showing a future <br />resubdivision plan shall not be resubdivided. <br /> <br />(F) Butt lots. Butt lots shall be platted at least five feet wider than the average interior lots in the <br />block. <br /> <br />(G) Drainage. Lots abutting upon a watercourse, drainageway, channel or stream shall have an <br />additional depth or width, as required, to assure house sites are not subject to flooding. <br /> <br />~ 153.20 STREET. <br /> <br />(A) No plat shall be approved unless all streets shown thereon shall be of sufficient width and <br />shall be so located as to accommodate the probable volume of traffic thereon, afford adequate light and <br />air, facilitate fire protection, provide access of fire-fighting equipment to buildings, and provide a <br />coordinate system of streets conforming to the city street plan. <br /> <br />(B) In addition, the street design must meet the following requirements: <br /> <br />(1) In the case of subdivisions for commercial, industrial and public purposes, no street <br />10 <br />
