<br />(F) A patio shall be constructed on the ground beside each mobile home parking <br />space; this patio shall be not less than 200 square feet in area, constructed of concrete <br />with four inches minimum thickness or approved equal. <br /> <br />(G) At least one deep-rooted shade tree (minimum diameter two inches at time of <br />planting) shall be placed and maintained on each unit. <br /> <br />(H) Except for the area used for the mobile home, patio, sidewalk and off-street <br />parking space, the entire unit shall be sodded and maintained with grass. <br /> <br />(1) Each unit shall abut on and have access to a street. This street shall be <br />constructed of a minimum of 1-1/2 inches of bituminous surface material on a suitable <br />base of at least a 4-inch thickness. <br /> <br />(J) An integral concrete curb and sidewalk shall be constructed on each side of the <br />street and the face of this curb shall be at least 16 feet from the centerline of the street. <br />The sidewalk shall be not less than 36 inches wide. The curb design shall be of a type <br />approved by the City Engineer. <br /> <br />(K) There shall be an unused area of not less than 35 feet in depth along each public <br />street or way and 50 feet in depth along each trunk or county highway, and this area shall <br />be sodded and planted. <br /> <br />(L) Every mobile home site shall provide for a minimum setback of at least 25 feet <br />on all sides except where abutting upon a public street, way or residential area. This area <br />shall be planted to provide a screen between the mobile home park and adjacent property. <br />A chain link fence of at least five feet in height shall be constructed inside the live buffer. <br /> <br />(M) Where a mobile home park site abuts upon a residential area, there shall be a <br />setback of at least 30 feet and this area shall be landscaped. <br /> <br />(N) The parking of more than one mobile home on any single unit shall not be <br />permitted. <br /> <br />Page 32: [2] Deleted Kurt Glaser 11/30/2.007 10:05 AM <br />(0) All mobile homes shall be owner-occupied. <br /> <br />(P) Underground water facilities, underground sewage disposal and street lighting <br />shall be installed and maintained by the owner of the mobile home park site and shall be <br />constructed in accordance with the laws of the state, the recommendations of the State <br />Department of Health and the ordinances and requirements of the city. <br /> <br />(Q) Fire hydrants shall be placed throughout the area in a way as to satisfy the <br />District Fire Marshal that adequate fire protection is achieved. No unit shall be more than <br />300 feet from a fire hydrant. <br />
