<br />(B) Drainage. Where a subdivision is traversed by a watercourse, drainageway, channel or <br />stream, there shall be provided a stormwater easement or drainage right-of-way conforming <br />substantially with the lines of the watercourses, together with any further width or construction, or <br />both, as will be adequate for the stormwater drainage of the area. The easements shall meet the <br />requirements of the Rice Creek Watershed. <br /> <br />~ 153.17 WATER AND SEWER SYSTEMS. <br /> <br />No new subdivision will be considered unless municipal water and sanitary sewer are available to <br />the property. <br /> <br />~ 153.18 BLOCKS. <br /> <br />Blocks in new subdivisions shall meet the following standards: <br /> <br />(A) Length. The length of any block shall not be more than 620 feet. <br /> <br />(B) Pedestrian ways. The use of pedestrian ways through any block is to be permitted only when <br />absolutely necessary. Where permitted, pedestrian ways shall be at least 15 feet wide. <br /> <br />(C) Alleys. The use of alleys in any block is to be permitted only when absolutely necessary. <br />Alleys may be required in commercial areas where adequate off-street loading space is not available. <br /> <br />~ 153.19 LOTS. <br /> <br />The lot and yard sizes shall conform to the requirements of the city zoning chapter and the lots <br />shall be designed in accordance with the following design standards: <br /> <br />(A) Corner lots. The minimum comer lot dimensions for single-family, detached dwelling <br />developments where permitted under the zoning chapter shall be: <br /> <br />(1) At least ten feet wider at building setback line than permitted under the zoning chapter; <br />(2) Not less than minimum depth permitted under the zoning chapter; and <br /> <br />(3) Minimum lot area shall be increased by ten feet times the minimum lot depth permitted <br />under the zoning chapter. <br /> <br />(B) Shape of lots. Side lines oflots shall be approximately at right angles to straight streets and on <br />radial line on curved streets. Some variation from this rule is permitted when it is clearly evident that <br />the variation shall improve the overall design. In no case shall the rear lot line of any lot be less than <br />50 feet. <br /> <br />33 <br />
