<br />4. One-hundred-year flood elevation and lOO-year flood contour property. <br /> <br />(B) Soil erosion. The developer shall control soil erosion as otherwise required by the city code. <br /> <br />(C) Monuments and markers. The developer shall place iron monuments in accordance with state <br />statutes. <br /> <br />(D) Curb stops. The developer shall arrange with the city to make all necessary adjustments to the <br />curb stops to bring them flush with the topsoil (after grading). <br /> <br />(E) Trees and landscaping shall be in accordance with the requirements for the various zoning <br />districts contained in the zoning chapter of the code. <br /> <br />(G) Street maintenance. <br /> <br />(1) The developer shall be responsible for street and sidewalk maintenance, including curbs, <br />boulevards, sod, sidewalks and street sweeping, until the development is accepted by the city. <br /> <br />(2) Warning signs as per the Minnesota Uniform Traffic Control Devices Manual shall be <br />placed when hazards develop in streets to prevent the public from traveling on same and directing <br />attention to detours. If and when the streets become impassible, the streets shall be barricaded and <br />closed. <br /> <br />(3) The developer shall maintain a smooth driving surface and adequate drainage on all <br />temporary streets. No builders will be allowed on the dedicated street areas until the streets are <br />completed and accepted by the city. <br /> <br />(4) The developer may request, in writing, that the city keep the streets open during the <br />winter months by plowing snow from the streets prior to fmal acceptance of the streets. The developer <br />shall reimburse the city for all snow plowing prior to final acceptance of the streets. The city shall not <br />be responsible for reshaping the streets because of snow plowing operations if they are requested. <br />Snow plowing service does not constitute fmal acceptance of the streets. <br /> <br />(5) It is understood that if soil is excavated from the development and moved off the <br />property, all city and county streets which are used for hauling shall be maintained free of debris and <br />soil; and property within the city limits upon which the soil is stored shall also be maintained free of <br />debris and have adequate erosion control. <br /> <br />(H) Street lights. <br /> <br />(1 ) Residential street lighting shall be owned, installed, operated and maintained by the <br />electric utility company servicing the development. The city and the electric utility company shall <br />enter into a contractual agreement on the rate and maintenance of the street lighting system. <br /> <br />(2) It shall be the responsibility of the developer to: <br /> <br />45 <br />
