<br />(4) If. after the application of the foregoing rules. uncertainty still exists as to the exact <br />location of a zoning district boundary line. the boundary line shall be determined in a reasonable <br />manner. considering the history of uses of the propertY and the history of zoning ordinances and <br />amendments in the city as well as other relevant facts. <br /> <br />(C) Establishment of districts. The purpose of the R-l District is to allow agricultural activities and nonsewered <br />residential dwellings as interim uses of the land. The city has limited vacant land for development and <br />all land in the city is planned for eventual urban uses. Because ofthe limited duration anticipated for <br />agricultural uses in the city and the incompatibilities which often exist between agricultural and <br />nonagricultural uses. permitted uses in the R -1 District will not reflect intensive commercial <br />agricultural uses. <br /> <br />(B) Permitted uses. <br /> <br />(1) Single-family detached dwellings at a density not exceeding one home per ten acres: <br /> <br />(2) Residential accessory uses and home occupations: <br />78 <br />
